What site is proposed for redevelopment?

The proposed development site is located on the north side of Dundas Street West between St. John’s Place and Gilmour Avenue, occupying an area of approximately 1,668 square metres. Towards the rear of the Subject Site is a public laneway which is accessed by St. John’s Place and Gilmour Avenue. The site consists of multiple municipal properties which are currently occupied by a two-storey mixed-use building, a two-storey church, and a two-storey residential dwelling.

What is being proposed?

Gairloch Developments is proposing a mid-rise residential building at the western edge of the Junction neighbourhood’s main street, Dundas Street West. The residential building includes ground-floor retail space, expanding the high street retail strip further west. The project aims to introduce a diverse range of housing types and further add to the vibrancy of the highly attractive neighbourhood.

  • 7,227 m2 (77,790 sf) of residential floor space and 122 m2 (1,313 sf) of retail floor space.

  • 70% 1-bedroom units; 19% 2-bedroom units; 10% 3-bedroom units

How will it be designed?

The ground level fronting Dundas Street West is setback from the property line, bringing improvements to the public realm by introducing a substantially widened sidewalk as well as well as animation of the streetscape through fine-grained retail spaces. The building also brings a continuous streetwall to this section of Dundas Street West, extending the vibrant retail character of the Junction further west, a key policy aim of Avenues: Reurbanzing Arterial Corridors.

The proposed building has been designed to fit within the existing and planned context, with multiple setbacks and stepbacks allowing for adequate light access and privacy while ensuring the perception of height and scale is reduced.

The building terraces away gently from the northern property line to provide a gradual transition to the adjacent low-rise residential properties along Maria Street.

Access to the proposed building’s underground parking garage and loading space will be provided from Dundas Street West.

What are the benefits to the community?

  • Located in the Little Malta community, the project architects have designed the building to reflect a contemporary interpretation of European-Maltese design. In this way, the building will contribute high quality design while complementing the historical and cultural character of the existing neighbourhood.

  • The building is designed to build on and expand the Junction neighbourhood character, extending its high street further west, with at-grade retail and amenity space ensuring animation and activation of the streetscape.

  • Contributes to the beautification of Dundas Street West by introducing a substantially widened sidewalk and improved public realm with landscaping.

  • Introduces a variety of uses and unit types, allowing for greater diversity and helping revitalize this stretch of Dundas Street West with a gentle form of intensification.
